The home-buying process in Turkey is similar to that in many European countries. Our step-by-step guide offers all the information you need to know about purchasing a property in Turkey; From determining your budget and choosing a location to find the right property, inspecting it, signing a sales  agreement, paying a purchase price, and applying for a Tapu (property ownership certificate.)

Home buying guide

  1. Establish your financial budget and asses your funding alternatives.
  2. Choose a location suiting your needs, considering the proximity to amenities.
  3. Book an inspection trip to Turkey and property viewings with your sales agent.
  4. Inspect properties to meet your must-have criteria in desirable locations. Evaluate the overall vibe of the area and housing.
  5. Upon finding the right property suiting your needs, negotiate real estate financing options (paying the full purchase price upfront, in installments, through bank mortgage or loan products for foreigners).
  6. After agreeing to the terms, the purchase-sale contract is signed and the initial deposit paid.
  7. Follow remaining payments according to the agreed-upon installment plan outlined in the contract.
  8. Your real estate agency under a power of attorney from you will handle the paperwork and obtain the Title Deed on your behalf. The entire purchase price has been paid when the buyer applies for Tapu, the Title Deed.
  9. Once you receive the Tapu for a property in Turkey, you become the new owner.

What are the documents required for purchasing a property in Turkey?

  • Personal identification document of the buyer, a foreign passport, and its notarized translation prepared by a sworn translator.
  • Biometric photos of the real estate buyer
  • Obtaining TAX ID Number (Turkish Identity Number TIN) – passport, address of the residence in Turkey, mother’s and father’s name
  • Opening personal bank account in Turkey – passport, TAX ID No, a document certifying the address of residence in Turkey or another country
  • A notarized power of attorney, a legal document signed and authenticated by a notary public, allowing our company to act on your behalf in carrying out all the necessary formalities, registering the Title Deed in your name, electricity, and water counters.
