Home Buying Guide

1. Establish your financial budget and assess your funding options.
2. Choose a location that suits your needs, considering proximity to amenities.
3. Book an inspection trip to Turkey and arrange property viewings with your sales agent.
4. Inspect properties that meet your key criteria in your preferred locations. Evaluate the overall atmosphere of the area and the quality of the housing.
5. Once you find a suitable property, negotiate the financing options (full payment, installments, or a bank mortgage/loan for foreigners).
6. After agreeing on the terms, sign the purchase agreement and pay the initial deposit.
7. Complete the remaining payments according to the installment plan outlined in the contract.
8. Your real estate agency, under a power of attorney, will handle all paperwork and obtain the Title Deed (Tapu) on your behalf. The buyer must have paid the full purchase price before applying for the Tapu.
9. Once you receive the Tapu, you officially become the new property owner in Turkey.

What documents are required to purchase a property in Turkey?

• A personal identification document (foreign passport) and its notarized translation prepared by a sworn translator
• Biometric photos of the buyer
• Turkish Tax Identification Number (TIN) – requires a passport, residential address, and parents’ names
• Opening a personal bank account in Turkey – requires a passport, TIN, and proof of address (in Turkey or abroad)
